Project Goal
The objective of this project was the full replacement of the client’s deteriorated flat roof system in New Rochelle, NY. This upgrade was required to permanently resolve persistent water infiltration, address excessive water ponding, and elevate the building’s thermal performance. The ultimate goal, achieved by RH Renovation LLC, was to deliver a durable, weather-resistant, and energy-compliant flat roof that provides maximum protection and longevity for the property.
Detailed Scope of Work Completed
The flat roof replacement was executed by RH Renovation LLC‘s expert team, following strict manufacturer installation protocols and adhering to all relevant Westchester County building codes:
1. Initial Site Work and Preparation
- Safety & Logistics: Established a secure work zone and managed all material hoisting and debris removal efficiently with minimal disruption to the property and surrounding area.
- Full Tear-Off: Completely removed all existing roofing layers, flashings, and saturated materials down to the structural roof deck. All resulting construction debris was promptly and lawfully disposed of.
- Structural Repair: Performed a detailed inspection of the exposed structural deck (wood or concrete). Replaced or repaired any compromised sections to ensure a clean, level, and solid substrate for the new roofing system.
2. Energy Efficiency and Drainage
- Insulation Installation: Installed new, code-compliant Polyisocyanurate (Polyiso) Insulation boards. This significantly increases the roof’s R-Value, drastically improving the building’s thermal performance and reducing utility costs.
- Ponding Correction: Integrated custom-tapered insulation and/or crickets to strategically redirect water flow toward the existing or new internal/external drainage system, thereby eliminating all standing water (ponding).
3. Installation of New Membrane System
- Vapor Barrier: Applied a new vapor barrier layer, where required, to prevent moisture migration from the building interior into the new roof assembly.
- Membrane Application: Installed the chosen high-performance membrane system (e.g., fully adhered TPO/EPDM or torch/cold-applied Modified Bitumen).
- Seam Integrity: All seams and laps in the membrane were sealed via the material-specific method (such as hot air welding for TPO/EPDM) to form a unified, continuous, and 100% watertight barrier.
4. Flashing and Detailing
- Penetration Sealing: All critical roof penetrations (plumbing vents, HVAC units, stacks) were meticulously detailed, flashed, and sealed using manufacturer-approved accessories and liquid flashing to prevent future weak points.
- Perimeter Flashing: Installed new metal edge flashing and secured the membrane up all vertical surfaces (parapet walls) to the required height, ensuring robust defense against wind uplift and lateral water intrusion.
