The primary goal of this project was the complete removal and replacement of the existing compromised flat roof system. This was necessary to eliminate chronic leaks, address severe water ponding, and upgrade the building envelope with a durable, energy-efficient, and fully code-compliant modern waterproof membrane system, thereby protecting the client’s property investment in The Bronx for the long term.

Detailed Scope of Work Completed

The flat roof replacement was executed by RH Renovation LLC with meticulous attention to detail, adhering to all manufacturer specifications and NYC Building Code requirements:

1. Initial Site Work and Preparation

  • Permitting: Secured and displayed all necessary NYC Department of Buildings (DOB) permits for the work.
  • Debris Management: Conducted a safe and complete tear-off, removing all old roofing layers, flashing, and debris down to the structural deck. All waste was legally disposed of.
  • Deck Inspection: Performed a thorough inspection of the exposed wood or concrete structural deck; replaced or repaired all areas exhibiting rot, deterioration, or water damage to ensure a solid, reliable foundation.

2. Insulation and Drainage Correction

  • Insulation Upgrade: Installed new, high-density Polyisocyanurate (Polyiso) Insulation Board to significantly enhance the roof’s thermal resistance (R-Value), thereby reducing the building’s heating and cooling costs.
  • Drainage Correction: Installed custom-designed Tapered Insulation Panels (Crickets) to correct inadequate pitch, ensuring water flows directly and efficiently toward drainage points, successfully eliminating chronic standing water (ponding).

3. Installation of New Membrane System

  • Vapor Barrier: Applied an appropriate vapor barrier beneath the insulation to mitigate the risk of moisture penetration into the roof assembly.
  • Membrane Application: Installed a premium, multi-layered flat roofing system (typically Self-Adhering Modified Bitumen or Heat-Welded TPO/PVC). The specific material was chosen based on the building’s needs and compliance requirements.
  • Seam Integrity: All membrane seams were meticulously sealed (via heat-welding for TPO/PVC or chemical bonding/heat fusion for Mod-Bit) to create a single, continuous, and impenetrable waterproof seal.

4. Flashing and Penetration Detailing

  • Vertical Surfaces: Flashed the new membrane up all vertical surfaces (parapet walls, HVAC curbs, skylight bases) to the required code height, reinforcing the transitions.
  • Critical Points: All roof penetrations (pipes, vents, skylights, drains) were custom-flashed and sealed with specialized materials and liquid flashing to guarantee a permanent, watertight bond at these high-risk areas.

5. Quality Assurance and Closeout

  • Final Inspection: A supervisor conducted a stringent final inspection to confirm adherence to all project specifications and manufacturer standards.
  • Cleanup: Performed a detailed clean-up of the rooftop and surrounding property, leaving the site clean and free of construction debris.
