Detailed Scope of Work

The work performed by RH Renovation LLC will adhere to the following steps:

1. Preparation and Site Safety

  • Permitting: Secure all necessary permits from the NYC Department of Buildings (DOB) before work commencement.

  • Protection: Erect necessary scaffolding and sidewalk bridges (if required). Protect all landscaping, siding, windows, and surrounding property areas from debris and damage.

  • Debris Management: Stage a disposal container (dumpster) on-site and ensure daily clean-up of all removed materials and construction debris.

2. Removal and Inspection

  • Full Tear-Off: Safely remove and dispose of all existing roofing materials down to the structural roof deck (including old shingles, underlayment, and flashing).

  • Deck Inspection: Conduct a thorough inspection of the exposed roof decking (plywood/sheathing). Replace any rotten, damaged, or compromised decking with new lumber to ensure a solid substrate for the new roof system.

  • Structural Repairs: Address any minor structural deficiencies discovered in the decking or rafters before proceeding with new material installation.

3. Waterproofing and Underlayment

  • Ice & Water Shield: Install high-quality self-adhering Ice & Water Barrier membrane in all critical areas, including but not limited to, eaves, valleys, around penetrations (vents, chimneys), and along the rake edges, in compliance with NYC building codes.

  • Synthetic Underlayment: Install a premium, moisture-resistant Synthetic Roof Underlayment over the remaining roof deck to provide an extra layer of protection against wind-driven rain.

  • Drip Edge: Install new Aluminum Drip Edge flashing at all eaves and rake edges to direct water into the gutters and protect the fascia board.

4. Shingle Installation and Flashing

  • Shingles: Install new Architectural (Laminated) Asphalt Shingles (e.g., GAF Timberline HDZ, CertainTeed Landmark, or equivalent) using a 6-nail pattern for enhanced wind resistance, according to manufacturer specifications and best practices.

  • Flashing: Replace all existing step, apron, and chimney flashing with new, non-corrosive metal flashing (typically pre-painted aluminum or galvanized steel) and seal properly to prevent water intrusion.

  • Vents and Pipe Collars: Install new Lead Pipe Collars for all plumbing vent stacks and replace or re-seal existing attic vents.

5. Ventilation System Upgrade

  • Ridge Vent: Install a continuous, low-profile Cobra/Shingle-Over Ridge Vent along the roof peak to ensure balanced attic ventilation. This is critical for preventing moisture build-up, reducing summer heat, and mitigating ice dam formation in winter.

  • Soffit Vents: Inspect and clear existing soffit/intake vents, or install new ones as necessary, to establish a functional, continuous air-flow system (if applicable to the roof structure).

6. Final Inspection and Cleanup

  • Final Walk-Through: A project manager from RH Renovation LLC will conduct a final inspection to ensure the installation meets the highest quality standards and all specifications.

  • Cleanup: Perform a complete, meticulous cleanup of the work area, including magnetic sweeping for stray nails, removal of all debris, and proper hauling and disposal.
