Project Goal
The primary goal of this project is to eliminate existing water penetration and ponding issues by installing a high-performance, fully adhered, and energy-efficient flat roofing system. The replacement will meet all NYC Department of Buildings (DOB) code requirements and provide a long-term, low-maintenance waterproof seal for the property.






Detailed Scope of Work
The work performed by RH Renovation LLC will adhere to the following steps:
1. Preparation and Site Safety
- Permitting: Obtain all required permits (e.g., DOB) prior to the start of work.
- Protection: Erect sidewalk protection (bridge/shed) as required by code. Secure all access points and protect the building facade and surrounding areas from debris.
- Debris Removal: Utilize hoists or cranes (as required for high-rise or large buildings) and stage a proper disposal container for the safe and clean removal of old materials.
2. Removal and Deck Inspection
- Full Tear-Off: Carefully remove and legally dispose of all existing flat roof layers, including membrane, cap sheet, flashings, and insulation, down to the structural roof deck.
- Substrate Inspection: Inspect the exposed concrete or wood deck for signs of rot, decay, or structural damage. Repair or replace compromised sections of the deck to ensure a stable, smooth substrate for the new system.
- Slope Correction (If Necessary): Address any chronic ponding water issues by installing tapered insulation or a crickets system to promote positive drainage toward the roof drains/scuppers.
3. Installation of New Flat Roof System
- Insulation/Vapor Barrier: Install a new layer of approved Insulation Board (e.g., Polyisocyanurate) to enhance thermal performance and energy efficiency, mechanically fastened or adhered as per specification. A new vapor barrier will be installed below the insulation, if required by code.
- New Membrane System (Select One):
- Option A: Modified Bitumen (Mod-Bit): Install a two-ply (or three-ply, if specified) modified bitumen system, utilizing Self-Adhered (SA) technology to ensure a safer, fume-free installation process. The top ply (cap sheet) will be mineral-surfaced or coated with a reflective coating (e.g., silver/aluminum) for UV protection and energy savings.
- Option B: TPO/EPDM: Install a premium Thermoplastic Polyolefin (TPO) or Ethylene Propylene Diene Monomer (EPDM) single-ply membrane. The membrane seams will be properly heat-welded (TPO) or fully-adhered (EPDM) to create a monolithic, watertight surface.
4. Flashing and Penetration Detailing
- Perimeter Flashing: Install new metal edge termination or base flashing at all perimeter walls (parapet walls), curb edges, and transitions.
- Curb & Penetration Detailing: Flash all pipe penetrations, HVAC curbs, skylight bases, and vents using the new roofing membrane material and/or liquid applied sealants to ensure a watertight seal at all critical junctures.
- Scuppers/Drains: Ensure all scuppers (through-wall drains) and roof drain connections are properly sealed and flashed into the new membrane system for optimal water evacuation.
5. Final Inspection and Cleanup
- Quality Check: A project supervisor will conduct a thorough final inspection, including checking all seams and details, to confirm the new roof system meets manufacturer specifications and guarantees a watertight seal.
- Cleanup: Meticulous cleanup of the rooftop and surrounding property area. All materials and construction debris will be removed and legally disposed of.

- Workmanship Warranty: The project is covered by a Workmanship Guarantee provided directly by RH Renovation LLC.
- Manufacturer Warranty: The new flat roofing membrane system is registered for a Material and Labor Warranty from the manufacturer, dependent on the system chosen (e.g., CertainTeed, GAF, Mule-Hide, etc.).
