How Often should a Roof Be Replaced

The roof is the top layer of the house and it takes on a whole lot of responsibilities. It protects your home from rain, sun and other weather conditions. Despite its obvious importance, it often gets neglected and can start to leak and create problems in your house. So how often should a roof be replaced?

According to experienced contractors, roofing should be inspected at least twice a year for problems which will determine whether you need to replace it or not. Call a local contractor to replace your roof so that they can do a thorough check.

Signs of issues include missing shingles, leaks, water stains in interior rooms, mold, rotten wood, holes or loose and cracked shingles.

It is better to catch any issues in time and pay for a small repair rather than deal with bigger problems when it is too late, and the entire roof needs to be replaced. And when we say the roof should be replaced, that usually means the top layer rather than the underlying structure of the house. The structure should be as durable as the house itself. The top layer however can get damaged much easily depending on the material used.

A composition shingle roof needs to be replaced every 10-20 years, while an asphalt shingle roof has a lifespan of 30 years. Rubber roofs on the other hand can last about 30-50 years while metal roofs only need to be replaced every 50 to 75 years

The lifespan of a roof will depend on the climate where the roof is located .

These suggested time frames will vary depending on the climate that the roof is exposed to. Severe winters and humidity may wear out the materials more quickly. After a severe storm or high winds, it is good to get on the roof and check for any damage. The roof is essential protection for your home and possessions so stay on top of it, so make sure it is structurally sound.
