Project: Advanced Chimney Repair the Bronx

RH Renovation NYC completed an advanced exterior masonry chimney restoration project featuring specialized high-access staging, deteriorated brickwork and mortar remediation, advanced tuckpointing, concrete crown reconstruction, and custom lead flashing integration for a residential property located in The Bronx, NYC. Chimney structures situated on challenging, steep-sloped, or tight urban lots across The Bronx face intense environmental and logistical pressures—including severe thermal stress from combustion cycles, driving rain from seasonal nor’easters, urban wind-shear gusts, and complex site access constraints.

When a high-elevation or hard-to-access chimney begins to degrade, deteriorating mortar joints and fractured bricks allow rainwater to seep deep into the masonry chase. During winter freeze-thaw cycles, trapped water expands, accelerating structural spalling, weakening the chimney’s structural stability, and creating dangerous interior water leaks along attic framing and ceiling structures. Due to the property’s steep topography and tight lot boundaries, this project required specialized access engineering and advanced masonry restoration techniques to safely and efficiently execute a complete structural upgrade.

Comprehensive Scope of Work & Installation Methodology

To satisfy strict New York City Department of Buildings (DOB) safety standards and NFPA 211 chimney guidelines, our licensed and insured Bronx masonry specialists executed a multi-phase technical installation protocol:

  • Specialized High-Access Staging & Site Rigging: To overcome the difficult terrain and elevated rooflines safely, technicians deployed specialized modular staging systems and safety rigging. This allowed secure, unobstructed access to the chimney stack while protecting adjacent roof surfaces and landscaping from impact damage.

  • Precision Mortar Joint Rake-Out & Substrate Preparation: Damaged, cracked, and friable mortar joints were systematically raked out to a uniform depth using specialized low-vibration masonry tools. Dust, loose mortar fragments, and biological growth were purged with high-pressure air cleaning to ensure maximum bonding for fresh mortar.

  • Structural Brick Remediation & Advanced Tuckpointing: Fractured, spalling bricks were extracted and replaced with high-density exterior face bricks matched in structural profile. Premium Type N exterior-grade masonry mortar—custom-formulated for high flexibility, breathability, and freeze-thaw endurance—was packed into the joint voids and struck into a concave profile to shed water rapidly.

  • Wash-Sloped Concrete Crown Rebuilding: The cracked upper cement cap was removed down to sound brickwork. A custom fiber-reinforced concrete crown was poured over the top course, engineered with an outward wash slope to prevent water pooling around the central flue perimeter.

  • Lead Flashing Integration & Siloxane Water-Repellent Seal: Heavy-gauge custom-bent lead step and counter-flashings were embedded into fresh mortar joint bed lines at the roof deck interface, establishing a watertight barrier. Once cured, a deep-penetrating siloxane-based breathable water-repellent coating was applied across the entire brick stack to block driving rain while allowing internal vapor to escape.

  • Quality Assurance Audit & Safe Demobilization: A comprehensive structural probe inspection and draft audit were conducted to verify joint compaction, flashing tightness, and flue operation, followed by a careful rigging teardown and thorough magnetic ground sweep.
